New Trafford Centre maximises lettable space with low storage hot water units from Andrews

Andrews Water Heaters have supplied the domestic hot water services for all public facilities in the new Trafford Centre and for the the toilets and catering areas within the development's anchor store, Selfridges.

Covering an area of 1.9 million sq. ft, this is one of the largest regional retail and leisure shopping developments in the UK, and is said to rival anything London can offer, with 270 of its 285 lettable units now trading. There are three interconnecting areas, comprising two shopping malls which converge on The Orient, a multi-themed food and entertainment area larger than the Albert Hall. The two level centre has three miles of shop fronts, 15 passenger lifts and 19 escalators to serve an anticipated 30 million visitors every year.

By all accounts the one thing that this development is noted for is its high quality. Representatives of the Landlords, Peel Holdings Plc. toured the world visiting rival malls to make sure the best of everything was incorporated on a grand scale. Whilst this relates most immediately to the visual impact of the place, the quality ethos is also very much reflected in the services installed behind the scenes.

Particular note was taken of the large queues that from outside the ladies amenities in similar sites world-wide and therefore proportionately more facilities have been provided at the Trafford centre for women and children. With a potential one million shoppers a week using the facilities the main requirement was for the highest volume hot water capacity with as little storage as possible. Otherwise the space taken up by plant would be phenominal and reduce the lettable area available.

As well as space being at a premium, both the Landlord and tenants have to make a profit so keeping overheads down is important too. Therefore high efficiency and low running costs were an important factor, together with reliability when specifying services equipment for the public facilities. These are the features for which Andrews Hi-Flo staorage water heaters were selected for this project.

Andrews supplied seven Hi-Flo units in variuos sizes from their range of five offering storage capacities from 145 litres to 368 litres with recovery rates from 649 litres/ hr to 1998 litres/ hr, through a temperature rise of 44ºC. Each unit comprises a highly insulated tank, burner and controls within a self contained package. Whereas a permanent pilot and piezo ignition are standard specification, the units specified for this project included the option for auto-ignition which allows remote installation and connection to the buildings EMS. These high efficiency Andrews water heaters are installed adjacent to the toilets they serve and being independent of the central heating plant the greatest energy saving potential is achieved.

The 25 restaurants within The Orient and shop units within the mall are each a separate concession and, as such, make their own arrangements with regard to water heating. In this, Selfridges' first store outside Oxford Street, London, hot water for all toilets and catering facilities is generated by two Hi-Flo 54/440 water heaters. These have a storage capacity of 254 litres and can recover 1900 litres of hot water every hour, adequately meeting peak demand from the main restaurant and ground floor "Deli" bar.

The building services consultants for Selfridges' store in this project acting for the client were Oscar Faber whilst Hoare Lea & Partners carried out the detailed design for the Landlords systems.
